Our staff are fully qualified, whose qualifications are recognised by ARLA (Association of Residential Letting Agents) and have years of experience as both Agents and Landlords.
For Landlords who require a Let Only (Tenant Find) Service we provide an end to end service which begins with a realistic rental valuation for your property taking into account your individual requirements as a Landlord. We will advise on any areas we feel could be improved to maximise your return.
We then market your property through various websites & multiple social media sites to ensure maximum coverage.
Our service includes processing applications, carrying out all the legal due diligence checks including credit/character referencing, Right To Rent Checks and, where applicable, previous landlord & employer referencing & financial affordability checks to name but a few. Once we are satisfied we have a tenant who would meet your needs we refer to you for final approval. Once approved we will draw up Tenancy Agreements, carry out pre tenancy photographic Inventory, securing meter readings. Each tenant is provided with a comprehensive tenancy information pack including EPC'S, Gas Safety Certificates where applicable, Deposit Certificates & tenants handbook. Our tenant find only fee is dependant on the rental value and your requirements. Our highly experienced staff are happy to discuss this with you.
For Landlords who don't have the experience, time or inclination to manage their own properties/ tenants, Raikes Properties offer various management packages to suit your individual needs. This can range from basic rent collection through to full management & maintenance of the property. We also have an In House Team to carry out weekly and annual fire tests where applicable. Our Management Fees start at as little as 6% (no vat) dependent on level of service. Our Tenant Find Fee would be reduced for Landlords requiring an ongoing management service. Our highly experienced & qualified Property Managers will be happy to discuss these fees.
Raikes Properties Fees are not subject to vat.
In accordance with legislation Raikes Properties do not charge tenants in the residential sector any fees in relation to applying for or securing a property through us.
We also offer a Management service for Commercial Premises, our staff are happy to discuss your requirements.
We also offer a Management Service for vacant premises carrying out regular inspections and providing you with regular reports. We can also provide project management to oversee works to your property on your behalf. Such projects would be overseen by our Contracts Manager who has been in the Construction Industry for over 40 years. Whether you have 1 property or a portfolio, we offer a competitive yet high level of service.
Our rental accounting platform PayProp manages the collection of rents and settlements to our contractors and Landlords.
This is an automated payment and reconciliation platform bespoke to the lettings industry. Client account balances are live and 100% accurate & the platform is integrated into the UK banking system, so landlords and tenant account balances are regularly updated throughout the day and accurate to the penny. It is a far more robust accounting reconcilliation to provide our Landlords with even more assurance that their monies are safe & handled appropriately.
